We Check:

• Address/unit verification (posted numbers, mailbox labels, entry signage)
• Exterior condition (doors/windows, notices, lockboxes, board-ups)
• Signs of activity (packages/door tags, trash bins placement, lawn/snow care)
• Lighting patterns and window coverings (curtains/blinds consistently open/closed)
• Vehicles present (make/model/color/plates if visible)
• Utility/maintenance indicators (meter locks/tags, HVAC running sounds/condensation)
• Neighbor/manager contact attempt
• Time-stamped photos/video, GPS pin, date/time of each attempt

Our Process:

1. Provide the address, objective (occupancy vs. condition), and any special instructions.
2. We verify the location and plan the best time(s) to check.
3. We complete 1–2 exterior checks at varied times from public vantage points (no trespassing).
4. Door knocking or brief neighbor/manager verification if necassary.
5. Time-stamped photos/video, detailed observations (vehicles, activity, notices).
6. We complete a full report and provide you a copy of it for your records.

– Standard Occupancy Check (Written Report) – $25
– Occupancy Check with Footage (Written Report + Photos/Video Footage for Proof) – $35
– $25 surcharge for after-hours and weekends
